Pay Now Or Later

I wonder if I should take a dive and pay for a house now or in ten years time. I think I have found a very nice house, however in ten years time I might be able to afford one. It is a situation which cannot be easily resolved. I like nice houses in good locations, however then I might lose a lot of cash in the long term. But if I waited for ten years I'd surely have enough to make it a nice cheap buy. In ten years there might be ultra modern places in better locations. A predicament of ups and downs.
