Charlotte Real Estate Prices

December 3rd 2009 09:20
Charlotte real estate prices fell 7.2% in Dec. from a year earlier.
They fell 2.5% in Dec. from Nov.

The 7.2% price decline was among the smallest of the 20 markets tracked by the national Home Price Index.

Denver Colorado was the healthiest of the 20 cities, with a 4% drop in home prices when compared with Dec 2007.

The overall national index of the 20 cities saw an 18.5% decline. Phoenix Arizona was the weakest market with a decline of 34%, followed by Las Vegas Nevada, down 33% and San Francisco California, down over 30%.

The national index says as of Dec 2008, average home prices across the U. S. A. are at similar levels to what they were in the 3rd quarter of 2003. From the peak in the second quarter of 2006, average home prices are down over 25%.
there are some strong signs that we just might be at the real estate turnaround point.

The first sign is the massive stimulus bill signed into law by President Obama is certain to pull new homebuyers into the real estate market who would have otherwise have stayed on the sidelines and kept renting.

The new federal tax credit goes up to $8,000 and does not have to be paid pack, unlike last year's ineffective credit program. It's mainly intended for first time homebuyers, but under the program definition, you're a first time homebuyer as long as you haven't owned or co-owned a house during the last three years.

You might have sold your long-time home in 2005 or early 2006, and haven't owned a house since, but you still qualify as a first timer for the $8,000 credit this year. Hopefully there will be more incentives and buyers coming out. Personally, I'm expecting a great spring and summer. Charlotte Homes for Sale

In addition to 65,000 new residents a year, Charlotte is attracting talented home builders and developers that are creating wonderful neighborhoods in all price ranges throughout the area. Charlotte's gleaming skyline anchors an eclectic collection of neighborhoods that stretch from the County, each providing a unique and vibrant living experience. The area's three lakes, Lake Norman, Mountain Island Lake and Lake Wylie, appeal to Charlotteans who appreciate the joys of waterfront living. Many of Charlotte's top builders are creating neighborhoods that showcase the natural beauty of the lakes, offer a level of privacy and provide resort-like amenities. To the north of Charlotte, and surrounding Lake Norman, are the towns of Mooresville, Davidson, Cornelius and Huntersville. Each community is undergoing tremendous growth thanks to small town charm with easy access to uptown Charlotte. The race to be the next hot area in Charlotte pits the Western edge of Mecklenburg County, from Mountain Island Lake south to Lake Wylie, against areas east of Charlotte, like desirable

Mint Hill and its larger lots. Both areas feature expanses of open land mixed with compact neighborhoods that promote a sense of community. Home to some to the region's most desirable and established neighborhoods, South Charlotte blends historic homes and streets with new, visionary developments including luxury town homes and custom in-fill homes. The towns of South Park and Ballantyne remain hot areas for new homes and the area's top retail offerings. Closer in to the city center are Charlotte's historic neighborhoods. These %u20AC%u0153streetcar suburbs%u20AC form a crescent around the city and feature homes ranging from small bungalows to impressive Georgian mansion, with new construction mixedin throughout. Just as Charlotte's location offers residents the benefits of both the mountains and the ocean, it also offers the best of all worlds in weather. This makes the city's weather one of its strongest assets, attracting visitors and new residents alike. The year is filled with days which invite you outside to enjoy the clear blue sky and bright sun, the perfect backdrop to Charlotte's beautifully landscaped neighborhoods, commercial areas, parks and lakes. The area's climate can best be described as moderate, pleasant and sunny. Forget about the winter blues of our northern neighbors or the stifling summer heat of our southern friends. In Charlotte, the weather entices you outside all year. Special Acknowledgment to the new informative website from the Charlotte Home Builders Association....www.CharlotteB etweenTheLines.com A great source of information on real estate Charlotte, and news that home buyers and sellers can use. According to the United Van Lines 2007 Migration Study of nearly 213,000 moves, North Carolina attracted a bigger share of newcomers and had fewer residents leave than any other state. More than 61.6% of North Carolina's interstate moves were inbound. Economic and job growth, lower costs of living, temperate climate and a better quality of life were cited among factors for the increase. Nevada ranked second for the most inbound moves from other states, with 59.4% inbound. South Carolina also ranked high, with 57.8% inbound. Michigan was the top state losing residents, with 67.8 percent of the state's interstate moves as outbound. In order to grab the attention of your ideal potential clients and make them interested in your products, especially in Charlotte real estate programs or services you have to develop what I call a "magnetic ABC." You shouldn't leave home without your magnetic Audio Business Card TM.

You have to have a message that attracts people's interest so they want to have a conversation with you to start with!

Here are four components that you have to include in your magnetic Audio Business Card.

1. Your target market. Who do you want to do business with? Who is your ideal potential client? That's the first thing you have to address. Be very specific.

2. The second component of your magnetic audio business card is a problem or want of your target market. What is the biggest problem that they are experiencing? Do you know your potential clients well enough to describe their problem, their biggest pains? Do you know your market that well? You need to include that in your message. Think of one specific person, their specific problem or want. Most probably majority of your clients share exactly the same issues!

3. The third component of your audio business card needs to be your "HUB" - "hot, undeniable benefit" of working with you. Don't confuse it with what you do.

People don't care about what you do, who you are or about your credentials. Not at this point at least. What they care about is the undeniable benefit of them working with you. If you can explain it well, you'll attract a lot of clients fast.

4. The fourth component of your audio business card needs to be a call to action. A call to action is simply telling people what to do next.

And here is the biggest secret to generating more clients! Notice what your marketing is about. Is it about your clients and what they want or is it about you and what you do? If it's the second, you're at a disadvantage!

Human beings are selfish creatures. It doesn't matter how evolved and sophisticated we are. When it comes down to the wire, this reptile brain is thinking, "What's in it for me?" If our brain doesn't hear what's in it for me, it doesn't respond. It's not interested.

If you figure out the four components of your Audio Business Card and use the formula with people you meet, you will attract clients like magnet. Watch this 2 min video about charlotte North Carolina.

Charlotte nc real estate opportunities are knocking! What Are You Waiting For? If you are waiting for home prices in the Charlotte NC area to fall significantly beforepurchasing a home , you should be careful, you may have been misled by a negative barometer of the US housing market. Released at the end of each month, the National Index measures home prices in 20 U.S. cities and is the media's report of choice on the housing market. Compared to other indexes, Case-Shiller trends infamously negative, painting a grim picture colored by free-falling housing prices. Robert Shiller, creator of theindex , claims home prices will fall further than the 30 percent drop in the historic depression of 1930.Why such alarming predictions? The Case-ShillerIndex measures 20 housing markets, weights the information based on internal guidelines then uses that information to forecast what they think will happen in a market. Seven of the 20 markets analyzed in Case-Shiller are from hard hit areas in the western U.S. and in Florida, places like Las Vegas (prices down 25.9 percent), Miami (down 24.6 percent), Phoenix (down 23 percent), and Los Angeles (down 21.7 percent). This skews theindex and leads to headline-grabbing proclamations and a false fear among some homeowners and home buyers that prices in Charlotte have long to fall before bottoming out.
